I needed a Mortgage. My own bank of 20 years wouldn't help me; they said "I no longer qualified to their standards". I found Residence Financial online.

I was stationed in DC with the Canadian Forces and was preparing to move home and wanted to get all my affairs in order to retire the day I hit Canadian Soil. However, since my Mortgage in Canada would be closing on my retirement income, my own bank refused to give me the mortgage, even though I had two rental property mortgage with them. I had bought a home via a Rent to Own program from my landlord. When it came time to pay him out, I went to my bank. They were no help! I was referred to a mortgage broker by a realtor friend. They couldn't help me. I gave it one last shot and contacted Dean at Residence Financial. I had seen his ad somewhere, he claimed to have been in the business for over 20 years. A few hours later he called, I remember what he said to this day: "listen carefully, get me your lawyer's name, a void cheque, your last pay stub, a letter from your employer, last year's Notice of Assessment and 12 months bank statements to prove you were paying the amount as stated on the Rent to Own Agreement and oh ya, we can close next Friday, is that ok? Without him, I would have lost all my equity. ME
